Spring is finally on the way... at least it must be right? Well the warmer temperatures over the last few days are a good mirror into what we are seeing in real estate. Things really are getting quite competitive for single family and semi-detached properties. In February there were 1,825 sales (a 14% increase from January and 2,723 new listings). Total residential average prices came in at $449,554, increasing 2.6% from the previous month and reflecting an overall growth of 10.5% compared to February 2024. Detached home prices averaged $567,913, an increase of 1.2% from January 2025 and 11.9% higher than the previous year. But that doesn't mean folks that if you are in the market for a detached home, that you wont find anything south of $550,000. There are still many great homes in a variety of different neighborhoods for many different budgets.
Some of the best opportunities this spring will be those looking for condo style properties. Although Apartment Condominium average prices rose 7.3% from January 2025 to $217,373 and ended the month 19.9% higher than the previous year, they still remain in a very accessible budget point for many buyers. Whether you are a first time buyer or investor-- this may be a good option for you.
